Site Overview
Scope:
The lot had to go from raw ground to a construction-ready retail pad: clearing, bulk excavation, and rough grading to the civil elevations, with spoil hauled off and the remaining soil compacted before the foundation crew mobilized.
Why it mattered:
Retail pads fail later when water sits against the building or the subgrade was left loose. Getting the cut, haul, and compaction right at this stage is what keeps the parking and building elevations working together after the slab goes down.

The Challenge
Site conditions:
Existing fill and a high corner of the lot pushed runoff toward the neighboring property. Utility locates also showed a private water line along the east edge that had to stay live while we excavated for the pad.
The Approach
How we handled it:
We cleared and cut to the design elevation in planned lifts, kept a working slope toward the future storm inlet, and used hydro excavation only where the private line crossed the pad. Compaction was tested before we released the site so the next trade was not building on guesswork.

This pad was cleared, cut, and graded in just over two weeks, including haul-off and compaction testing. Larger sites or wet weather can stretch that.

What happens to the excavated material?
