Site Overview
Scope:
The existing lot was milled, failed base areas were repaired, and a new asphalt wear course was placed across the plate. The goal was to reset the surface and drainage without ripping out a pavement that still had a sound structure underneath most of the stalls.
Why it mattered:
Years of patching had left seams, birdbaths, and a drive aisle that kept opening up. Resurfacing costs more than another winter of patches, but it is the point where a lot stops being a maintenance problem and becomes a finished surface again.

The Challenge
Site conditions:
Alligator cracking in the entrance throat and two dumpster pads pointed to base failure, not just a tired surface. The rest of the lot was worn but still bonded.
The Approach
How we handled it:
We milled the wear course, cut out and rebuilt the failed entrance and dumpster sections, then paved a uniform overlay. Elevations were checked at drains and doorways so the new surface did not trap water against the building.

How do you decide repair versus resurfacing?
Isolated cracks and potholes on a sound base are repair. Widespread alligator cracking, returning patches, and soft spots mean the lot is ready to resurface.
How long was the lot closed?
Milling and paving ran over three days. We kept one entrance usable until the new mat went down, then reopened after the mix cooled.
Does resurfacing fix drainage problems?
It can reset minor grade issues. If the inlet is in the wrong place or the base has failed, those have to be repaired as part of the scope.
Will the new asphalt match the old lot?
A full overlay is one color and one surface. Partial repairs will always read as patches; that is why this job paved the whole plate.
How long should a resurfaced lot last?
With crack sealing and sealcoating on a normal commercial schedule, a well-built overlay often lasts 12 to 18 years. Freeze-thaw and truck traffic shorten that.
